This is tricky for me. What NAIC code do I use to register my short term rental. I googled it and some are saying 721199 for all other travel accommodations, 531110 for Real estate rental or leasing of residential building and dwellings, 518210 Data Processing, Hosting, and Related Services, 721100 Travel Accommodation/hotel, motel and B &B, 531310 Real Estate Property Managers. I do plan to eventually buy more but I don't think that should matter on which code I pick out. But it does confuse me when they ask for the businesses physical address. If I get the wrong code could it cost me in tax deductions?

You can do:

BoonesInc+House1 @ gmail.com

BoonesInc+House2 @ gmail.com

BoonesInc+House3 @ gmail.com

Then all emails can all be checked from one mailbox and you can categorize/label by name.

Should I create a separate email for my rental account to add to rental sites and communicate with clients? I'd like multiple users(maybe up to 3) to be able to log into this to answer questions, is this a good idea?

It is very common now for buyers to be put on an email drip. I personally don't like it but it's very difficult for agents to keep up all updates for buyers without it sometimes. That being said, I appreciate your loyalty to your agent because it does sound like she has put in time with you. That also being said, she should have equal respect for you and know when to refer you to someone in the area that can help you better. As agents we work off of referrals all the time. Maybe you can politely ask her if she can do this for you so she still gets a piece of commission while you get someone who can work more efficiently in that area. Good Luck!

Hi! I'm just under contract for my first short term rental home. I've decided to go ahead and jump in and learn more as I go. That being said, do I need a booking system to keep my rental organized with bookings or do I just list it on a site like Airbnd or VRBO? This will be my only one for about a year but plan to buy more and want to streamline the process. Any suggestions would be great. Also, any suggestions in general I will take ;) Thanks ahead of time.
