I want to take on the task of looking for deals for you, calling contractors to find the best ones, getting info on different loan rates, whatever you want. I just want to learn from someone who knows the buy/hold strategy and I'm willing to help however I can. I'm in Sacramento, Ca. Send me a direct message if you're interested.  

Found a great duplex in a great location for an amazing price. Only problem (and the reason it's such a deal), there's a tenant that's lived there for 20 yrs who is paying really low rent with a 2 yr lease (though it's got about 1.5 yrs left). He's kind of a hoarder and said that he hurt his back and doesn't really want to move because of the injury. I'm in California, where the laws suck for landlords. Should I get into contract? When the lease finally ends, am I going to have a problem getting him out because he is somewhat disabled? On the plus side, he's never missed a rent payment and seems very nice. Am I a total sucker?

@Judy Parker I get the feeling that the well water has been contaminated by the cesspool, but haven't been able to confirm yet. Do you have any experience with a cesspool? Can you tell me anything I should know?

Im in California. I found a house on a cesspool, which I think is also known as a tight tank. The owner said it needs to be decommissioned and have the house connected to the street sewer and water lines (it's on well water right now). Just wondering if this is even worth pursuing for the right price. I've definitely got the upper hand on this one.

Hey Investors!

I'm looking for a single family or duplex in the Sacramento area for buy and hold. I'm currently talking to RE agents and looking through the MLS. But, I just can't seem to find properties that pencil out to show positive cash flow. I know that the market is crazy right now and people are fighting over listings and offering more than asking price on any given property. Is there no hope for finding an on-market deal that gives positive cashflow? I've looked all over and I'm starting to consider going out as far as citrus heights, but this is much farther from the city than I was hoping for.

What do you all think? I'm trying to learn about doing off-market deals right now, but I still have a lot to learn. 

Hey Sacramento Investors! 

I wanted to start getting in touch with title companies and RE attorney's before I go house hunting here in Sacramento for my first off-market deal. Can anyone refer me to a good person/company for writing up contracts and transferring titles (i.e. a title company and/or RE attorney)?
