I split my house up into three units. One unit has nearly the full back yard and has a lot of water irrigation. The front yard is a common area for all three units and also has a lot of irrigation. How do I go about dividing up water charge?

Any recommendations for a tax preparer in Sacramento, ca?

I'm looking for someone who knows the laws on house hacking a seperate room on my residence.

@Jacob Moss No. I ended up using Waveapps.com. It's really helpful. Also, I found out that my county has a small business help center that offers all kinds of resources and professionals for free. Definitely recommendthat you look for something like that in your area.

Hey gang! 

My fiance and I just got our first house and we are planning to convert a section of the house to an auxiliary dwelling unit and rent it out. We started a shared bank account and are on our way to setting up Wave as our book keeping software of choice. What I'm wondering now is, should we have set up a shared bank account or should we have set up separate business bank accounts that are dedicated only to the business and just split costs 50/50. Does a shared bank acct or separate accts offer any advantages over the other at tax time? 

Does anyone have an awesome income and expense spreadsheet template I can use? I just got my first multi family, so I'll be tracking income/expenses for a triplex.

@Jacob Beg keep in mind that there will always be another tenant. Why go with uncertainty when you can wait a little longer and choose certainty?
