Sorry for the confusion i can see it as well in how i asked the question.  Im now seeing that what i should have asked for was advice on dealing with investors period. I basically want to assign the properties to investors after i find the deal and exit before the house closes.  This is why i signed up with the investment brokerage company to get great deals on the houses so that i can do my due diligence on them and figure it would be a great deal for the investor.  That should make more sense.  So, im just wondering the do's and don'ts to be aware of when finding investors and dealing with them.

@J Scott thanks for the reply.  I may have posted the question wrong. I've signed up with a wholesale investment brokerage company to purchase properties at a discount.  That is the part i need the investors for, the property purchase portion.  This is why i like asking questions to make sure i sound less and less like a newbie.

Good Morning,

i'm new to the real estate sector and wanted to get as much advice as possible on the area i would like to get started in which is wholesaling. I've done research for years on various sectors of the business but decided that this is the best for me at this stage of my real estate career. I've decided that im done with research and now diving in head first hoping to get through the learning curve as soon as possible. With that said im going to have to start off by looking for investors to back me for my first few deals as i gain some momentum.  Does anyone have any suggestions on the best route to take in finding investors?  Also, what due diligence should i partake in when looking for an investor?  And lastly, what are the "DONT DOs" and what to watch out for in this process to protect myself.  Any advice on this would be great and thank you in advance.

Good Morning,

i recently signed on to be a certified buyer with a wholesale investment brokerage company. Im looking to start at wholesaling and anxious to get my first deal done so that i can be that much closer to building a reputable resume.  Anyways, can someone advise on some things to watch out for or "don't do's" etc when dealing with these types of firms?  I just want to make sure i do not walk into any traps or anything.  Please advise.

Thanks for the information!  Very help and i appreciate it.  I've gotten the same warning a few times so i have my eyes open for situations like that and have seen first hand how tempting it is to get conned but not falling for it.  I think i will move in the direction you are suggesting, i've already signed up for a couple of real estate meetups and plan on building from there and may be even lucky enough to meet a mentor.

Very open to being an apprentice to someone or a group that has had success in this field.
