Hello @David S. thanks for the input! Ive been riding around looking at some gutted houses, some not. But, overall, my question as far as the flipping goes, are we seeing buyers purchasing renovated "flooded" homes already? The ones that are rehabbed, are they vacant? The flip is what I'm most interested in right now. I do want to have rentals soon but that seems self explanatory on the BRRR method. Dealing with my flooded house, I see the mistakes I made. The steps I took to soon and the order in which the jobs needed to get done. It was interesting for me, bad to say, but the overall work, dealing with contractors and scheduling. Are you rehabbing and selling any houses?

Hey guys, I'm currently in the Denham Springs, Louisiana area and wanting to reach out to any investors and ask what's the best direction for the "flooded" market. Flip the flooded homes? Rehab, rent and hold? Love to meet with you and understand this better. Any information helps. Thanks guys

Hey guys, new to BP and love everything about it. Constantly listening to the podcast and bought 3 of the books listed on here (book on flipping houses, estimating a rehab and rental property investment.) so trying to decide how I want to jump into investing. I'm from Louisiana and just finished putting my house back together from the "great flood of 2016" and seeing plenty older homes on the market. Mostly gutted, some not, and wanting half or quarter of the price. How would you go about finding out who's buying, rehabbing and actually selling these homes? Are they rehabbing? Are people buying flooded, rehabbed homes already? I guess asking a realtor would be the answer but are they going to point me in the right direction. I see contractors in every subdivision so how to find the investors and see what the markets doing? I appreciate your time and input. Thanks guys.
