I would keep purchasing SFHs since you seem to have found a lucrative niche in your area. Refinance every so many years and keep your portfolio growing.

But if you want to experiment with multifamilies, could you try "long distance" in a area where multifamilies numbers make sense?

Anthony, my husband and I closed last week on our first long distance BRRRR. Prior to it our experience was with local rentals that we managed ourselves bought the "traditional method".

The two things that I think are the most important:

1. Read both books from David Greene of Long Distance REI and BRRRR. David teaches his "systems" which will increase your chance of success.

2. Find a really good, ideally investor friendly real estate agent. A good real estate agent will be able help you select the right properties, and should also be able to provide you with some referrals.

I think the answer to your question is "due diligence". Before you pay any money to a contractor, you need to be able to know enough information that you feel confident sending a deposit prior to begging of work.

Later, your job will be verifying that the work as been completed as stated in the contract you will have before any additional money is handed off to your contractor.

Have you read David Greene's book yet? My husband and I are working on our first BRRRR and his book is very clear in the steps, and tips and tricks for the BRRRR method... in case you can find someone to manage things for you.

Is running Facebook ads something easy to do? 

Not a Facebook add. If you go on "Marketplace" on Facebook you will see a "rentals" category. I haven't used yet, but know some investors have used it.

My two favorite ways to find tenants is my placing a sign at the window and advertising in the local newspaper. And believe me, it still works!

But since you are are a out of estate investor, have you considered local Facebook groups or the FB Marketplace?

I personally don't think it's "too far", I simply think that are so many real issues in this world for energy to be wasted with how to rename "landlords".
