Welcome @Stefani Mokris ! What a great story and an inspiration. Proves that staying focused on a goal gets you there. We live on the coast in North Carolina on the Outer Banks. We bought our first house in 2012 and it was a duplex and we rented out half and lived in the other half. That was our first taste into the investment world and we have not looked back since. We still own that house and through HELOCs and traditional loans we have bought 6 more SFH homes and one quad plex. We manage them all ourselves and they are a mix of short and long term rentals. I am handy as well so able to fix up my own properties. We sell real estate here and have loved working and meeting other like minded investors and helping them buy a beach investment. Thanks for sharing your story - I look forward to following along!

Thank you John! Sounds like we have a lot in common. Congratulations on your accomplishments as well!

Hi @Stefani Mokris tomorrow night I will be host another REI event. Its a great place to be around local investors open to sharing secrets and growing together. You and your husband should come.

I think I saw your post about it. Unfortunately I am working tonight... I am a night nurse.
But I will keep an eye for your next meetings!
Thank you!!!

Welcome @Stefani Mokris glad to have your input here on the forums.  Sounds like you've been doing real estate investing the "organic" way if you will.  what are you favorite, or least favorite things about your NJ market that you invest in?

We have a little "niche" which is renting to immigrants. I am an immigrant myself. My mother and I came to the US from Brazil when I was 18 years old.

It is very rewarding being able to support the same immigrant community that support my mother and I when we first came to the United States.

What I like the least are the property prices.

Welcome to BP! It sounds like you are doing well as investors so keep up the awesome work. I have been working with @Shawn Mcenteer on looking at properties up that way and he has been a wealth of knowledge in the NJ market.

Ray thank you for the warm welcome and providing me with a referral to a local investor!

Eric, yes they will get a notice that you declined them and it will probably put you in a poor light by being so rude! They must have that status to PM you here on the site.

Many don't email since you never know what will happen with your email address out there, I'm not really sure but I hear it can cause problems, so the PM here is much safer, especially if someone wants to date you!

The requests only cost you a dollar a month each, so it's no big deal. I have over 300 followers and colleagues here, so it's pretty cheap really to have that many people that I can PM day or night and answer questions. Good luck, Bill

LOL, just kidding, there is no charge!

OMG! This was so funny! LOL!!!

Hello! My name is Stefani Mokris. My husband and I are real estate investors located in New Jersey and we are brad new to the Biggerpockets community.

Our journey started many years ago when we decided we would like to have a few rental properties that would generate enough income so that we could live in a house "for free".

Since we got married near 12 years ago, we were able to purchase a primary home and another 3 SFHs in New Jersey that are long term rentals. We did that by using a HELOC from our primary home purchased 11 years ago and living slightly bellow our means.

My husband and I manage our properties ourselves. My husband is very handy and is able to maintain our houses, and I take care of the finances and tenant management.

I decided to join Biggerpockets because I am a huge fan of the Biggerpockets Podcast!!!! Another reason I joined is because we believe it's important being surrounded by like minded individuals that can support each other.

Search on the Biggerpockets You Tube channel "high cash flow markets" and you will find a video from a few months ago on the top 10 cash flowing markets in the US.

Hello Braeden,

If your calculations are giving you a negative cash flow with a house hack scenario, have you considered the amount of money would be spend on rent or a mortgage if you didn't live in your investment property?
