Welcome @Stefani Mokris ! What a great story and an inspiration. Proves that staying focused on a goal gets you there. We live on the coast in North Carolina on the Outer Banks. We bought our first house in 2012 and it was a duplex and we rented out half and lived in the other half. That was our first taste into the investment world and we have not looked back since. We still own that house and through HELOCs and traditional loans we have bought 6 more SFH homes and one quad plex. We manage them all ourselves and they are a mix of short and long term rentals. I am handy as well so able to fix up my own properties. We sell real estate here and have loved working and meeting other like minded investors and helping them buy a beach investment. Thanks for sharing your story - I look forward to following along!

Welcome @Stefani Mokris glad to have your input here on the forums.  Sounds like you've been doing real estate investing the "organic" way if you will.  what are you favorite, or least favorite things about your NJ market that you invest in?

Welcome to BP! It sounds like you are doing well as investors so keep up the awesome work. I have been working with @Shawn Mcenteer on looking at properties up that way and he has been a wealth of knowledge in the NJ market. 

Eric, yes they will get a notice that you declined them and it will probably put you in a poor light by being so rude! They must have that status to PM you here on the site.

Many don't email since you never know what will happen with your email address out there, I'm not really sure but I hear it can cause problems, so the PM here is much safer, especially if someone wants to date you!

The requests only cost you a dollar a month each, so it's no big deal. I have over 300 followers and colleagues here, so it's pretty cheap really to have that many people that I can PM day or night and answer questions. Good luck, Bill
