Hello, dear fellow investors,

I am considering relocating from Northampton, MA to Denver, CO, and would like to get a feel for how the Fix+Flip market works there. What should I pay attention to in Denver and surrounding areas? How is the local Denver REIA for networking? Any regulations, limitations, or potential that you have uncovered and would feel comfortable sharing about. I'd be grateful. Thank you

I thank you for the good intentions behind your comment. Forming an LLC was a condition for getting lending from an HML. Otherwise, yes, I would buy a property first as you suggested.

I use "cheapest" in quotes - the primary purpose of an LLC is typically to provide some level of asset protection. If you are interested in this being a real level of asset protection, with someone to support you in setting it up the way that will accomplish your goals, hire an attorney. It could very well be the route that is "cheapest" now, ends up being substantially more expensive down the road.

If the costs above are not worth it to you...maybe pass on the LLC and get yourself a good insurance policy, and maybe an umbrella policy personally.

I appreciate your reply here. I followed your advice, did it myself and needed help from an attorney with one mistake. Total $500 + around $300 for the attorney's time. 

That works now.

Hello esteemed fellow investors.

Does anyone have advice on how to find a passive money partner here through the forum? If you found one, how did it go? Why did it work? How did you present your point? Did you use the classifieds section? 

I'm in Northampton, MA, and am interested in investing in and out of state starting with fix-and-flip.

I'd be grateful for your sharing

I personally have used Turbo tenant the last year and a half and have enjoyed the functions it provides. I use it to collect rent, and this last year I've used it to market my place online. When I look at rent readi, it seems that they offer both the same features. I wouldn't get caught up too much on which one to choose, rather, just choose one to go with it.
