My furnished SFH in Bonaire, Dutch Caribbean is currently rented and doing well.
Once the tenants move out I would like to place MTR and not LTR for a higher rent. It is outside USA, divers paradise and comes with Wifi, pool, utilities and laundry machine. Fully equipped and I can also arrange scooter/car rental and airport pick up.

Besides Airbnb/VRBO I cannot find digital nomads/work-from-home etc websites used by professionals that are looking for a Medium term leases outside the USA.
Any ideas?

@Zachary Deal

I agree, and thank you!

I am hoping to find a medium i don't know yet. Similar to furnishedfinder.com with the difference that it will do international and doesn't have the main aim at nurses.

Also a dedicated site (or facebook as you mentioned) could give me info on demand.

I own a furnished 2 bed 1 bath sfh with pool.

It's on the Dutch Caribbean island Bonaire. A divers paradise.

Where could i market this place for digital nomads ( and similar ) tenants?

Idea is to rent it medium term. But sites as furnishedfinder.com don't do international.

I'm aware of a lender that can do FN loans however they need to be able to pull a US FICO score and background check.

 Hello Issac,

can you provide more information on that lender? Maybe send me a PM

Post: Solar panels on a rental house?

I own a newbuild (2019) SFH rental, when build it included solar (without the batteries) and solar-hot-water-heater. House value is better and tenants love the lower utility bill. (and it is net metered)

The area it is in has sun year round.

I am not a fan of the battery system, batteries are still not 'green', take up a lot of space and are very expensive. The whole set up was listed as 10k.

Works for me and will do it again when in a sunny place.

Investment Info:

Single-family residence buy & hold investment in Miami.

Purchase price: $168,000
Cash invested: $88,000

Contributors:
Alwin Jongkind

New build, detached 2 bed 1 bath. Delivered in August 2019.
Solar water heater and solar electric panels on the roof (inverter type, no batteries) with feed back into the grid.

Update, after 3 years we refinanced in 2023 and added a pool.

What made you interested in investing in this type of deal?

A place for my parents to spend retirement.
Home sick and surgery, they have only made two visits (September 2019 for a month and winter 2022/2023 for 6 months) and it has been long-term rented since.
A 3 year tenant from 2019 and now a 1 year tenant starting march 2023.

How did you find this deal and how did you negotiate it?

Online, bought unseen.
Managed to take over a new construction that had already started, the original buyer couldn't organize financing.
No discount, just less holding costs during the build.

How did you finance this deal?

Parents helped with downpayment, and mortgage through a local bank

How did you add value to the deal?

We improved by adding AC, do the garden, build an outside shower and a pool and adding privacy fencing.
The project for the small neighbourhood is also finished now, no more building sites in the neighbourhood.

What was the outcome?

Original purchase price 168.000, add upgrades total 198.000. (Pool and outdoor shower in 2023, AC and garden in 2019)
About 17.000 in furniture added.

Most recent (Nov. 2022) appraisal was for 225.000 (before adding the pool in Jan 2023. The prediction is, it will add another 30.000 to the appraisal.)

Lessons learned? Challenges?

I should have bought a 3 bedroom when available, I should have bought a second home in the same new build neighbourhood when I had the chance.
Covid prevented that and I accepted it, not looking to be creative or take a slightly higher risk. The equity has been growing fast in Bonaire and I missed a chance there.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Not in the USA

Check out furnishedfinder.com!  This site is primarily used for travel nurses, but really anyone looking for a furnished rental.  You can also set parameters on VRBO and Airbnb to 30 days or more.

 Thank you!

Airbnb and such are good options.
Furnishedfinder is great and would be my preferred option. But, unless I missed it, it seems to only do USA and not international. I was hoping to find someone with experience/ alternative websites for advertising an international medium term in the USA

I have a 2 bed 1 bath SFH, new build, new small neighborhood, pool, fenced yard, fully furnished.

After 3 years long term we will go short term, but i think medium is better.

It is on Bonaire, Dutch Caribbean. A divers paradise.

For medium it is likely to be for remote workers.

Anyone experienced with this, what resources or websites can i use? Where to promote?
