I listened to a webinar by Vena Jones-Cox recently and she didn't make any huge predictions, but did mention we are at the mid-point of an 18 year real estate cycle. 

She mentioned there are sometimes mid-cycle corrections. It was very interesting. The link is below, if you want to listen.

Definitely, I'd be interested as well.  I usually try to attend the ones near the north shore area, but I usually am not able to make it due to logistics.

Well said, @Ben Leybovich.  I like your honest (and realistic!) approach to investing.  It's not all glamorous yacht rides with bikini babes, as some would have you believe. :-)

I think the struggles we go through make us stronger and better investors. I know there are some people who will drop out of REI after a small setback, but maybe then this business is not for them.

I remember when we had the copper ripped out of our rehab shortly before closing to an end buyer - we were so upset.  I had a few friends (who are not investors) say to me that having copper stolen would deter them and they'd NEVER invest in real estate because of those types of problems.  Although it was upsetting, it didn't deter me and my husband to keep going.  Without risk, there's no reward.

There are a lot of places that are posting their Black Friday sales early.  The site http://www.theblackfriday.com/ has some scoop with sales coming up.  They include big box stores such as Lowe's and Home Depot, too.

You can also check out www.fatwallet.com (app and website) for some inside scoop on upcoming appliance deals.

Great info in this thread about Airbnb.  It's great to hear about others' exprience.  It's got me thinking...

Thanks, Colleen. I appreciate the info. These are all important points to consider.

You're right, the LLC set-up is cheaper in RI, but the other fees/taxes/insurance are higher than in MA. I am originally from RI and work there, so I'm quite familiar with the area; I was shocked that I actually saved money in taxes/insurance moving to "Taxachusetts." ;-)

I know several RIers looking for work, so that's also a consideration and reason for lower rents, due to the higher unemployment.

How are things going with your student rental? I heard about a rental available near PC, so it got me thinking of that as an option, too.
