Hi, I'm a local investor here in St. Peterburg, FL. Planning to start doing lease option assignment deals. Would love to partner up with a professional MLO already pre-qualifying potential tenant buyers w/ a credit repair program in place. Great thread Steve. I have a question for you, not sure how familiar you are with different types of creative financing deals. I'm looking to get into lease option assignments, where I would be the principal in the transaction by having a signed lease option memo by the seller/owner.

 I want to do this remotely and I'm trying to understand how would recruit a knowledgeable, investor-minded real estate agent to be my 'boots on the ground' to show the properties that I would have an equitable interest in, into potential tenant buyers. 

What type of agent would I contact? How would I compensate the agent out of my option assignment fee? Any advice would be greatly appreciated. Thanks.

@Account Closed could you explain further, because I had the same question when it comes to filling out the purchase and sale agreement as well. Can I put my DBA name as the buyer at the beginning of the contract between the two parties? Also, on the signature line at the bottom for "Buyer" what would I put here? My personal name? Do I write in my name, "member" or "officer" if it is only a DBA? Or just my personal name and signature?

Under the "search" field options, I would recommend searching by "date filed". Here in Florida, fortunately we have a "to" AND "from" section, but you should start there for sure. I would also recommend when scrolling through different case files, look for Formal administrations and administrations over $1000. When you find the decedent's(or deceased) name, you are looking for a physical address to be under it. Most importantly, not an apartment number, unit number, suite number. Unless of course you're looking for condos and not SFHs. Hope this points you in the right direction!!

Hello everyone! I just wanted to take a moment to introduce my self to the BP community! My name is St. Clair and I am making my way into real estate investing via wholesaling for now, then eventually fix and flip, and fix and hold. For the locals here in St. Pete/Pinellas County, can someone share with me an investor friendly title company that is familiar with A-B, B-C closings as well as transactional funding?? Thanks in advance!
