I would ask myself the question: If I were a parent with kids, would they love a bunk bed  and would it be safe for them.


Space is relevant if you expect people to stay in the bedroom. My kids LOVE bunk beds so hopefully that gives you a useful perspective.

Thanks. I asked my lender about it. He said the loan won't allow the transfer, but that I can quitclaim the deed to the LLC.

Create an LLC to hold the asset.
Create a proforma to showcase all revenue and expense assumptions.
Find a non-recourse DSCR loan provider.

You will act as the operator and generate a fee. Your investor will gain the lion's share for providing the backing.

Make sure you have insurance that explicitly covers pool incidents.

Gate the pool. 

Create rules around the pool. 

Consider waivers.

Sell vs. Hold? There isn't enough details to give you an answer here. We would need total cost, sqf, amenities, location, Etc.

You may not find people here who have that answer but I am sure everyone will suggest you look on AirDNA and connect with other local owners on Lake Minnetonka.

I believe most people do see action if the amenities and prices are right.

I've noticed it too. I've done my fair share of fundraising and sales for previous ventures, so anyone joining here making "subtle suggestions" on products and services has an agenda, and it's less likely they're innocently posting.

IE

An XXXX salesperson joins and claims they own 15 properties, and XXXX is the best and should get flagged by the community. It'll only get cured if everyone participates, though.

Sounds like they're looking to use it in an Arbitrage.

They rent it at a fixed rate from you, re-rent it at a higher rate and keep the difference.

I have no personal experience here, so the best I can tell you is to contact your lawyer, draft a good lease agreement, and enjoy the revenue.

This is a real concept. 

Is this person a good actor? No clue.

Corporate Housing is the common term used in my experience.
Usually, 30-60-90 or year-long furnished unit rentals from an agency or company.
