Welcome to Springfield! It's a great little city in my opinion. Just know that a determined crackhead can go pretty far on a bike.. and this is a relative small city. 

Some of the more clever crackheads have started mounting small gas powered engines to their bicycles, and carry a gas can for extra range. 

There is a strong correlation between price and crime, a matter of supply and demand. If you want to be left alone, you probably want to be on the outskirts of the city.

it is a pleasure to meet you. I am investor here in Springfield as well. You might be surprised at how affordable rentals are in this town. I have always said, if you can buy a car, you can buy a house in Springfield, Ohio. 

There is an awesome meet up going on every month at TJ Chumps. Some of the Dayton heavy weights are there. There is one today at 6pm. Hope to see you there.

I know you know the area. This is on the north end of town. $700 is on the high end but $650 is market rent. I definitely plan to sign new leases. If the tenant is easy to work with I may consider doing some light reno while they live there. Good to know regarding your annual rent increases. That is something that I have not been good at. Do you sign new leases every year or let them go month to month after the first year? 

You don't need to resign the entire lease every year, simply do an addendum and have them okay the same terms of previous lease. We don't do month to month, our shortest lease is 12 months. Gives us more control.

BP,

I am currently an E6 in the Navy and I have been serving for 7 years. I have one more year on my contract. Currently, I am working on finishing up my Bachelors degree at Rutgers University. Me and my partner have a small 5 unit portfolio that we own/manage and we have done 6 flips together in the Ohio.

I am at a crossroads and I need to decide to either invest full time or peruse an MBA in real estate. Does any of the class room stuff apply to the business, is it worth the time? What would you do with the GI Bill? As side from cutting my teeth doing deals is there any education worth pursuing?

I wholeheartedly appreciate your opinions as I have grappling with this decision for well over a year.
