Hey Cal, I endorse your post regarding grammatical errors wholeheartedly. However, we are living in a day and time, whereby, proper spelling, grammar, verbiage etc. - have flown straight through the window; and instead 'slang' that require no great effort to express one's self, has replace the standard English language. I was on a Webinar last night (Not BP - of course), and the word 'which' came up several times as 'witch'; 'their' came up as 'there'; 'you're' came up as 'your'.

The quality of what we produce, whether in writing, on the job, or how we relate to each other speaks volume about us; because first impression lasts. We have been taught how to present our deals to private money lenders, in a way that will be appealing to them; so that the 'unasked question - What's in it for me?' will be answered, whenever we approach them for money. This takes some preparation and research, as well as a built up self-confidence, in order to achieve the desired result. However, whenever we are writing, it is done in a substandard manner. With the advent of 'text', no one seem to bother about correct spelling anymore.

Brandon I also completely agree with you. Responding to someone without a face, is like speaking to a wall. This comes back to 'our presentation' that I mentioned previously. People do business with people that they know (or can see - for that matter). It does not take much to upload a picture, so why do people refuse to do it?

Hi Judd, welcome to BP. I'ts good that you stopped lurking, and finally plunged in. Moreover, now that you've joined; you have the support you will need to help you to get through the challenges that you face. Is there any clause in the landlord/tenant's law that protects landlord from tenants of that calibre - in the form of compensation? There should be something to 'hold their hands to the fire', whenever they choose to throw their temper tantrum.

You've answered your question Ryan. I have read a book entitled "The Slight Edge" by Jeff Olson (Motivational speaker). In his book, Jeff taught the secrets for enhancing all aspects of your life (i.e.)

(a) How to tap into the power of daily discipline

(b) How to increase your success, by doubling your rate of failure

(c) How to identify habits that serve you, and replace those that don't

(d) How to harness the powers of reflection, completion and celebration

(e) How to close the gap between where you are and where you want to be.

(f) Accelerating knowledge by finding mentors, and modeling their behaviors

(g) Using a combination of book smarts, and street smarts.

Yes, there are the ones that are proven commodities, and are usable, but upon close examination, pretty soon they need to be sharpened. A pencil that is too dull will not be effective, because it won't be legible enough to the eye.

If one can master these seven (7) disciplines, he will maintain his edge - no matter what.

Hey Ryan,

That's intriguing!! This can have a four-fold connotation.

(a) There's that person who came in with gusto - very sharp (having that edge), touting all that he can do; but alas! as the real challenge present itself; the edge is gone. That person either leave the game (in frustration), or join himself with someone (mentor/partner), who is more experienced in the game.

(b) There is that person, who came in sharp, and have maintained that edge by getting the job done, at the same time; paying attention to personal development - by aligning himself with people who can challenge him to aspire for more.

(c) Another person came in (a newbie) lots of enthusiasm, but because of fear; never got off the fence.

(d) The last one came in very sharp - been with all the 'gurus', but when it comes to the application of all those skills learned; realize that he is suffering from 'information paralysis'.

It's important to note that all four (4) came in sharp, however, all but one lost that edge. You stated that you have been in this business for over two (2) decades - Congratulations!! You've maintained your edge.

This guy is new to the business, and all he is asking for is someone to be there as a guide. This is like teaching a baby to take his/her first steps - by so doing, building up their self confidence. Once that baby has taken a few steps, they are so elated, that he wants to do it over and over again, to the point that you have to be chasing to catch up with him.

Is this person so insecure, that although he/she claims to be a 'mentor', is afraid that this guy - who only wants to learn the business; will double-cross him? How sad!! I most definitely would not sign that document, and moreover, I would not want to have any kind of relationship, with someone who thinks on that level.

Everyone has a starting point in life, assisted or unassisted; and we should strive to help each other, not to put a 'yoke' around their necks. To the degree that we are willing to help someone to succeed, is the degree that we ourselves will succeed. No wonder he is worried about his clients, because those are the only clients he will ever have.

Robert, everything that you need is on this site. Feel free to browse around, ask questions, connect - so many people have availed themselves to help you, you are no longer by yourself. You can tell that 'mentor' to go to France!! God Bless.

Spencer, all we are saying is to move slowly, as well as cautiously. Get all the information you need, as well as engage the services of a trusted 'expert' to do diligence, before you commit to anything. Let a few days pass, as you process your pros and cons; because once this guy grabs 'the bag' and leave, this property will be your 'baby' - lemon or not.

Hey Spencer,

First and foremost, you need to take control of this transaction. Don't allow this guy to be dictating to you what he wants - the building may be his, but the CASH is yours, and remember cash is KING!!

This property may seem to be cash-flowing, according to the #s presented, but there are a few 'boo-boos', that if not taken care of before you sign on the dotted line; could cause your pocket to hemorrhage for years to come. He needs to replace the 25 year old boiler, with a new energy efficient one; or lower his asking price -that boiler NEEDS to go. You have the wiring to deal with, and that high water bill, which obviously, you would have to increase the rent.

He is in a hurry to close, but don't let him think you are so much in love with this building, that you can't walk away. He needs to step up to the plate. My advice, go back to the negotiating table. This building is almost 100 years old, may look good for now, but pretty soon things are going to start going 'South'.
