So per Brandon's encouragement from one of his video replay's, I went out to Realtor.com and found a rental property that give me a 9.5% rate of return...that is almost a Double / Triple hitter.  The property is located in another state not making it possible for me to manage it - nor do I want to.  The issue is that when I looked up Property Management companies in the area...they all had marginal to bad reviews.  So with that it brings up a question...based on the Property Management companies reviews....would that be enough to KILL the deal?

I have read the above comments...here is the rub....our daughter wants to live on one side and then use the other side for her "hustle".  She wants to have a hostess business and do short term vacation rental on the other.

I purchased two books and the Bigger Pockets Magazine. All came with additional content. As I am having issues am I supposed to use a digital reader when viewing?

@Will Fraser, thank you for your timely response. I will obtain the book you mentioned. We sold a rental that we had (what was at one time our family home that we inherited in 2005) back in August.

Now we are in the process of deciding to reinvest the proceeds in back into real estate, or in the financial market.

Will the book go into more in depth reasons as to why duplexes are less desirable?

I am considering about purchasing a duplex. My daughter would live on one side and the other side would be rented out.

What books would you recommend that read? How do I go about doing the research and analysis?

We have rental property near Mt. Hood in Oregon and have AWESOME tenants who have been renting from us since August 2016.  Since they have moved in we have been charging them $1500.00 per month.  My wife and I have been considering that it is time to increase the rent - yet want to maintain them as tenants.

My question, is there a spreadsheet available that would help me determine rental increases?
