I just did a quick kijiji search $1600 for 4bed/2bath. posted 3/14/2016

 What concerns me with prince rupert and terrace at the moment as a new investor is the fact that the population is so low 11k in Terrace and 12k in Prince Rupert, vacancy rate would be a concern.

True that if the LNG goes thru you will truly be at the basement level of the opportunity for both equity and cashflow, but it's quite a risk for a novice investor with limited capital.

I'm still incredibly new to REI, at the moment I am at the stages where I am working on my real estate education and also building capital for my first investment property.

I really do prefer to invest locally, but thru my hours of analyzing investment properties that would be in my price range they don't meet my requirement of positive cashflow. Therefore I am now looking at locations that would be 4-8 hours away (Kelowna and Prince George). 

The reason I am not looking in the states yet is because I have not yet invested time in looking at the required cross-border tax policies and laws. It is on my current to do list to locate a specialist in that area of expertise so I am crystal clear of what is required of me in order to invest in the states. 

Question.. How does one decide which state to invest in? There's 51 of them.. lol Do we just scratch out all the expensive ones first like Hawaii, SoCal, NY and go from there? Alaska... (too cold.. igloos driving down real estate prices lol) Or is it pure preference? Or are there different tax laws that you want to look at to your advantage?

Might sound like a stupid question. In terms of the LNG project.. How does Prince Rupert correlate with Prince George and Fort St. John? They are 8-12 hours away from each other. 

Is there something that I am missing in my thought process? (ie. secondary job creation?)

They might all laugh, but in Canada. You better get that tenant agreement signed, otherwise if a year passes by you legally become common law (practically married) and they can take half your stuff! lol

Does anyone know how to do a property inquiry in Burnaby? In other municipalities you can search for it on their online database, but I can't seem to do it for Burnaby. 

I'm trying to get ahold of the owner to possibly do a wholesale deal.
