Any PA people here? Whats the market like in the Shamokin area of the state? I have a property in Coal Township that I just bought at auction. I understand they have found natural gas in Williamsport PA (not far away).??

My advice would be to just forget it and move on as long as everything was legal,. Values are so bad in most of Detroit you can buy another for less than the price of a used car.

I have had the same problem . Delay after delay and non returned phone call. I have the most luck with auctions. There are some really good deals out there still but the competition is really heating up.

I agree with Adam. Take a lot of video and pictures to show prospective buyers hopefully that will reduce some needless showings.

Its all depends on the seller/realtor contract. All you can do is make the offer. Or wait and buy it from the bank.

To me there are 3 things to consider:
1. Do I want to be a LL in this area?
2. The condition of the property and do I have the cash on hand to rehab it if needed?
3. Did I buy it cheap enough that I can flip it fast for a quick profit?

Long term is good but if I use up all my money for long term investments I won't be able to jump on great deals when they come up.

That will happen for sure but to want extent nobody knows. But I would like to point out that is that very same influx of new investors that has cushioned the fall.

Do not buy.. Price is rent ratio is all wrong for a rental.

I would recommend going to TX yourself and at least get the project started.

Can some familiar with the GA market explain to me whats driving values down so low in GA. I am looking at some properties in Covington GA in particular. GA seems worst hit than many states. I did not think GA had a huge run up in values like say FL, CA. Really nice houses seem to be selling for 35 to 45 K.
