Thanks @Matt K.. I tried contacting them about buying them out but they won't return calls now. I'm contacting a lawyer now. Will report back on that when I have something.

You will want to get set up an Internet and Wifi. Most lock systems require WiFi and even another hub for smart home signals. Ive been using Yale smart locks with Vera. Setting up Wifi will also lets you setup smart thermostats and cameras.

Thanks for the link, Matt. It's not quite the same issue but it does demonstrate how difficult it is to deal with these vendors.

See below for the contract. Paragraph 14 states the renewal process. It'll automatically renews twice for seven years. After that, I have to notify them in writing, certified mail, during the first month of year 14.

They are not near my property in Pompano Beach, FL but I could pay them a visit.

Anyone with experience breaking laundry leases? I have two leases with two different companies in South Florida that I can't break. One was inherited with the property, the other one I signed. The terms of both are similar and unfair (read the fine print!). 7-year terms and the companies have the right to renew. 

I've tried calling the companies but they have not been returning my calls. During my first call, I offered to buy them out but they both said the same thing..."Let me get your contract and we'll call you back". Since then I can't get in touch with anyone.

For those of you out there considering leasing machines I would strongly suggest buying your own used, coin-op machines. They can be serviced the same as regular washer/dryers and you keep all the money.

Good for you, Dan. I didn't fare so well.

Same thing happened to me two weeks ago for a property in NJ. The person in charge of auction wasn't forthcoming with any information. Customer service was better and explained to me that they would not lower the price but I was free to withdraw my latest bid with no penalty. I decided to stay in and I am now in the process of closing. 

Warning. As the buyer you are responsible for any inspections and paperwork required by the county or state to close...even if the seller normally submits the forms. This is the case for NJ Transfer of Ownership form. The Xome closing agent sent me a sloppy email that did not state this clearly. I had to find the form myself, get seller to sign, and submit.

Might want to look into your state PACE (Property-Assessed Clean Energy) program, PACE GA. You can get the state to pay for the upfront cost of the installation. The loan is paid back over time with higher property assessments. One advantage over other vendor programs is that you can sell the property and the buyer will pick up the payments vs the having the balance due.

One other option: If your employer will allow it, move your funds into a self-directed Solo 401k and use ALL of the funds for buying properties. There are some hard-fast rules that you have to abide (most notably, all profit has to go back to the account) but there are plenty of reputable sites that will setup the paperwork for you for a fee.
