Call all the "we buy houses" signs in your area and ask to be put on their list. Go to local meetups and ask to be put on their lists. Start networking on Facebook and ask to be put on their lists. 

The person who's always sending you good deals will probably be a pretty good wholesaler. I've asked to be put on many lists and like 2-3 people are actively emailing me.

I don't have any advice on what you should open but whatever you do please make sure you ask them what the tax implications for whatever you are doing will be before you do it. I moved money from an old work 401k to a SDIRA and it was only after the fact that I realized that I would have to pay the taxes out of pocket when at first i assumed they were going to deduct it from the amount being rolled over.

I'm no expert but I feel like I have a better chance spotting Bigfoot walking around downtown Baltimore than I do of finding a multi-family properties in Baltimore. Of course they exist but it just seems that there are so few.

Sounds like something out of the Twilight Zone.

Under what circumstances can the City order you to evict someone? I've never heard of this

Seems like you're overthinking it. If the numbers work then the numbers work no matter what everyone else is doing. Your chiropractor is more likely to fail due to him getting into something while "knowing absolutely nothing" than he is to fail just because "everyone else is doing it".

I think it just boils down to what type of properties you are comfortable investing in. Do you want A-B properties or do you want C-D properties. I'd assume A-B will have higher % owner while C-D would have less % owner.
