@Adam Bontrager- can you elaborate on "Cleveland renaissance"? I was looking for reasons to invest in Cleveland market, but just can't justify it with what's happening in the area. The population decreased drastically since 2000, although the decline seems to have stopped in recent years. Housing sales dropped by 50% since early 2000's. With reduced population, I expect there is a lot of inventory which drives rental prices down and increases vacancy rates. Where in your opinion the new growth will come from?

@James Wise- thanks for the link to the neighborhood analysis. It doesn't look like your map covers the east side. Where would Richmond Hts, Highland Hts, Mayfield Hts, Lyndhurst, Pepper Pike and Gates Mills fit in it?

Welcome to BP, @Sam Regan! There's a very interesting thread from January analyzing Best markets to buy multifamily in 2016. Hopefully, this can answer your question about where it makes sense to buy. If you are looking for cash flow and are ok with low (if any) appreciation, you might want to look at places like Cleveland, Ohio - there are several brokers here on BP that help with turnkey solutions in that market.

As far as your questions about research, analysis, and selecting a property manager, I found The ABCs of Real Estate Investing to be a great resource for that. It goes into great detail on each of the questions you are asking.

Also, there is a thread from about a year ago that talks about Out of State Investing. It covers a lot of similar topics.
