Everyone has had really great tips that you should deff. take into consideration when purchasing a property. The only thing I would want to add is to go with your gut when you are doing your due diligence on the company selling the home, and the home itself. If your gut is screaming NO, listen to it! 

My favorite form of vetting is to have as many drinks in one sitting with the person and see if i still like the drunk version of them. Has worked very well the last 10 years. LOL

Hey @Grant D. and @Amy Hu we use Sandstone Realty for our property management and they have been great. We currently have 48 doors under management with them.

If BP started a seminar program on how to go from zero to hero for 10k, I am curious as to how many people on this site would sign up. It would be a very interesting case study.

Yeah man, The Falcon was great because there is adequate parking and it is in a great downtown neighborhood very close to i4/408 so its an easy commute for all. It is also an art gallery full of local orlando art, and is owned by the previous President of Thornton Park who is very involved in our city government so its a great venue for small business owners like ourselves. They would be happy to host us again. They even have a PA/stage if we ever wanted to have speakers attend the meetings to give presentations

I have purchased 50 rental properties in Cleveland in the last year, some to keep and some to sell to investor friends as turn key properties, and have really enjoyed Cleveland as a whole.  Strong rental markets, good property management in place, quick fill to vacancies, have not had to evict anyone yet(knock on wood), etc etc. I really like working in Cleveland. My plan is to acquire 100 personal properties in CLE in the next 5 years.

I've posted about this before but I think that these would be much more successful if they were at a venue that served alcohol. I used to host a mastermind at The Falcon in Thornton Park and always had a much better turn out than say a library not centrally located to Orlando

Man I wish I would have known. I just sold something last month out of my portfolio that probably would have been perfect for you. beautifully renovated, lakefront, pool, community gym, close to i4/408/parks

You are not picking on me, I do not mind a conversation. 

I do not feel like a guru-apologist, even though that does sound like an interesting church... I am a capitalist. I understand that a fool will be parted with his money,and that will never change. It is none of my business how it happens. If you want to buy a course,  a book, or whatever, who cares? Either way, this is America. Nobody made anybody buy anything. They did it on their own accord. I think the guru bashing is twice as annoying as guru apologizing because all i see is undertones of "damn I wish i was making a million dollars a month too" .....Usually hate is just love and jealousy all at the same damn time.
