Looks like a great deal. A real home run. If the numbers are solid, get it under contract! While you're looking for financing you might want to think about wholesaling it. A wholesale might not be a home run but with that much room it could be a nice double to the gap.

i use sideline

You can make calls, receive calls, text all over your current networks service. Its not VoIP. You'll lose your free number if its inactive for 30 days but for $2.99 a month you can get permanent number. You can set up voicemail separate from you normal number with its own greeting. It works great for me.

Sideline app

Its not VoIP so it works as good as your current network. Its free but you'll lose the number after 30 days if it doesn't show activity. For $2.99 a month you can avoid that. It works great for me.

Albany, Syracuse, Rochester, Buffalo...

These are the parts of New York State were prices actually make sense.

Go to a local REI meeting and network. Find out who the rehabbers are, talk them up, find out where they like to invest and what they like and don't like. Get their business cards, phone #, email, and/or website then go find them a deal

If you're considering the Syracuse NY area, shoot me a PM with what type of rehab properties you're looking for. With a budget of $75k you could do a lot with that in B neighborhoods (ARV $150 and up). I was born and raised here and know the market extremely well
