just my opinion, but he's treating you as a hard money lender without the interest rate perks. I would adjust your interest rate to model a hard money/private lender model.  If you're going to take the same risk as that model you should receive compensation for it. If he doesn't want to do that, then he needs to be ok in 2nd position just like a typical lien would work.  Exciting deal!

Investment Info:

Single-family residence fix & flip investment in Beavercreek.

Purchase price: $296,000
Cash invested: $20,000
Sale price: $395,000

Lived in the property while fixing, rented it for a year, sold it myself, saving $21k in fees.

What made you interested in investing in this type of deal?

I love remodeling w/out a contractor.

How did you find this deal and how did you negotiate it?

Bought a home for our family desiring to make profit.

FHA loan
