You can list on AirBNB with a minimum duration requirement.  Zillow works as well.  Or, if you're targeting a specific niche there may be listing sites for them: travel nurses.

If you use AirBNB, that would handle your security deposit.  Otherwise, you can require a deposit like a long-term and hold onto it until they move.  Since it's closer to a long-term rental, you'll probably want to follow your states maximum deposit laws which can be found in researching Landlord-Tenant laws.


 Thanks so much Kenny.  With regards to reward, we are weighing if we should just stay long term or give mid term a try.  The unit is 90 minutes away from us so short term is not appealing as we want to try and self manage.  Thanks also for listing and security deposit guidance.

We are converting our studio unit to a mid-term rental.  First time, newbie here and was wondering if there were any guides or books others found helpful when setting up for the first time?  I know it needs to be furnished and the kitchen outfitted, just not sure to what degree for mid-term.  Here are a few questions I have:

Given the lack of info available online, should I just setup as if short term and follow direction on the guidance available online for STR's?

Also, advisable to use a month to month rental agreement?  

How do I gauge a security deposit?

Lastly, what are the top sites to advertise on? 

I appreciate any resources that have helped others when setting up for the first time.

So the issue here is noise and how that noise is affecting the right for peaceful enjoyment of your other tenant.  Because they contacted you to complain, you need to warn the noisy tenant.  You can email them, send a letter, or knock on their door but whatever you do make sure every bit of communication regarding this issue is noted with date and time.  
Do you have it stated in the lease about noise complaints? If they continue to be loud, after the warning  you can start the eviction process if they are violating this.

We had a similar issue a couple years ago.   He was a model tenant and we noticed a stranger coming and going from his unit all different times and days.  We simply asked what the situation was.  Our lease stated guests could stay 10 days at a time, no more than 45 days in a year.  Because the guest would be staying semi permanently, we told him he had to add the person on his lease (simple addendum form to do this) or ask the friend to make other arrangements.  He chose to add her on the lease. 
Hope this info helps.  It’s important to stick to the lease as it’s created to protect you.  Ignore one thing and then suddenly none of the lease rules are seen as enforceable.
