Post: Air Conditioning in Duplex in Ogden Utah

We own a duplex in Clearfield that is in a similar neighborhood to central Ogden, a C property. Neither of our tenants want the added expense of having central AC.  When the swamp cooler needed repairing/possibly replacing in one of the units, I asked the tenant if she was interested in getting AC and she said she wouldn't be able to afford the electricity  and preferred to keep the swamp cooler.  So it depends on the demographics of your potential tenants.

I have purchased four rental properties on the east side of Cleveland over the last eight years. I have used David Terbeek from Remax and highly recommend him. His office is in Solon. He is now also my property manager. He was only an agent and not a property manager when I started. A few years later he started doing property management, too. I own properties in Shaker Heights, Cleveland Heights, Maple Heights, and South Euclid.

I live in Layton and own homes in Utah and Ohio. I've been actively looking for new investment properties in Utah, but have so far been unsuccessful. As you said, the numbers just don't work. I would have to offer very low to come close to making the numbers work. I'm also wondering if there are other markets I should be exploring but I haven't done research on that so far.  While my Ohio properties are profitable and cash flow, I don't think I want to buy another property in the Cleveland market. The taxes are high and the city requirements with yearly inspections are tiresome. @Steve LeBlanc any recommendations in other markets?

I'm new on BP too. We own a duplex in Clearfield that we bought in 2006, a condo in Layton that we bought in 2013, and 4 properties in Cleveland, Ohio that we bought in 2008-9. We have some money to invest so I'm starting to actively look for deals. A few years ago, it was easier to find a deal on the MLS than it appears to be now. I'll have to check out Estately. That's a great tip, @Caleb Rigby
