@James Breese you should easily be able to get over 50% occupancy in many of those areas. What data are you using to analyze the deals?

If it were me, I would go for the three bedroom. Occupancy may be slightly lower, expenses will be almost the same, but the return should be as good or better.

We have a four bedroom in Gatlinburg and our target market is families.  We get a lot of families with in-laws visiting.

There is a resale shop on Newport Highway that sometimes has some good finds.  It's out past Foothills Furniture.

@Brandon Amdahl, I agree that self managing is the way to go. Managing is way too easy to pay someone else to do it for you. I'm in San Antonio but my STR is in Gatlinburg. Self managing is much easier than I imagined, even from another state. Your biggest challenge will be finding a reliable cleaning company who STR experience. I'm certain they exist, but most of the people I know doing STR in San Antonio are owners who clean their houses themselves. You may check with The White Glove Maid Service. They are owned by friends of mine and I know they were looking into expanding into STR's.

In Texas we are seeing a spike in cases only because there is free testing EVERYWHERE now.  The more people are tested the higher the confirmed cases.  80% of people are still showing no symptoms and mortality rates are still dropping. Nurse friends of mine are also saying that anyone who tests positive is tested multiple times until they have a negative test, but every positive test is being counted as a "new case".  Some patients are getting 6-7 tests so one patient could actually be counted as 7 positive cases, which is wildly over inflating the cases. 

Hello, we recently bought our first STR cabin in Gatlinburg. After the plumbing backing up three times in the last two months with just normal use, we have had two plumbers confirm that the main line is clogged with broken pieces of toilet. This cabin burned down during the Gatlinburg fires and was rebuilt using the original plumbing lines. The toilet most likely exploded during the fire and pieces of it fell into the main line. The cabin was rebuilt in 2017 so there is no way that the sellers didn't know this was a problem.

The plumber is not able to remove all the pieces because some of them are large and won't make it around a curve in the line.  The solution is to excavate (under a massive storage building no less) and replace the entire line to the tune of $3,000-4,000.  This is in addition to the almost $1500 we've spent already.  

I'm not sure what my next steps should be?  Any suggestions?

There is absolutely ZERO point to this.  Some viruses can live for multiple days depending on the surface, so adding one day is 100% for show on AirBnB's part.  @Luke Carl and @Avery Carl, you should build a hosting platform...I'll be the first to sign up!  :)
