Hello!  Would anyone like to wholesale my 4 family in Hazard, KY?  

Hi there- My friends own in Sugarloaf.  Their December - February can cover the other 9 months of mortgage and expenses, while still providing extra cash flow.  The first year they only had winter season rentals.  Now they are in their second year of Airbnb and they are getting guests over the summer as well.  Lower rates, but still better than sitting vacant and it totally adds to the bottom line income.  It seems like a great investment opportunity.

Hi Yael! I tend to make my STR investment decisions based on mill rates and property taxes. Then I focus on those lower-tax locations that have a need - vacation areas, near hospitals, universities, etc. I know that sounds too generic but I know that taxes are inevitable and housing will always be in demand. I think the area you are focused on is a fantastic area. Sometimes focusing on one area in the beginning can help you grow, to learn to manage across borders. Get those processes in place now to grow later :)

I've used it and I've had good luck with very dependable and respectful nurses for some longer-term (9+ months) rentals.

In terms of what I order:  I take the maximum number of guests and multiply the towels of each type by four - you will realize that towels can be quickly stained and ruined.  What I leave out:  one of each towel for each guest.  Except for the master bathroom.  They receive two large bath towels each, and one face and hand towel each.  I found that this cuts down on laundry and waste, and I've yet to have a complaint about towels.  I hope this helps!

I agree with all of the above.  Another good read is Optimize Your Airbnb By Daniel Vroman Rusteen.

This is a tricky one and my concern would be allowing them to access your personal information – – passwords, location of cameras, etc.   Perhaps you can recommend a security camera service to them so that you can keep your account separate from theirs?  

Woodland Park is a great plan for an STR town. The position of it outside of the Springs makes it everything that the above pointed out. Plus, most any town in CO is growing right now and it's hard to make a bad decision. Yes, prices are higher but I don't see that being a complete deterrent for the influx in population. Small mountain towns are the way to go.
