@Patrick Drury Yeah, there is pretty good margin in this deal so I’m probably going to remove it. Thanks for input :)

@Scott E. The house need A LOT of work and is valued at $380k in its current condition (Very expensive old mill town market). Projected ARV is 650k so I might be better off just removing it. @Dan Portka I still have plenty of time to think about it. The downstairs unit is a full gut job so I will be occupied for a while. The upstairs is in pretty good shape, just needs some LVP and possibly remove paneling if I want to go the extra mile. The paneling is in good shape. I belive it's from the 90's and it seems to be better quality than the stuff you get at home depot/lowes

@Alex L. It really doesn't look that bad. The rooms would actually look pretty decent with a fresh coat of paint but it still gives off a 70's vibe. Probably just going to take it all down. Thanks for the reply

@Jeremy H. Technically there is nothing wrong with it, just looks old and outdated. I'm just caught up between the two because removing the paneling and the old horse hair would be a big mess but I think it would help with ARV

What would you do? Remove old wall paneling and horse hair plaster underneath, and install new drywall or just paint old paneling?

Just closed on my 1st property on 2/17. The property is a duplex in Amesbury Massachusetts. 780ish credit score, 25% downpayment with 30-year ARM @ 6.8% total monthly payment $1,831

The goal is to produce an entertaining/ informational video series about this project on my YouTube channel. Ill be doing most of the construction work myself and plan to share all the numbers on the project as time goes on. It was a little tough to finance due to the condition of the exterior, it just took a little bit of shopping around but we ended up doing 25% DP on a 30yr ARM @ 6.8% with a goal of refinancing 6-12 months down the road once the project is completed
