Single-family residence wholesale investment.

Purchase price: $85,000
Sale price: $87,000

Nice little wholesale fee. Seller was happy. Buyer has really happy. Not a huge swing but nice little base hit.

What made you interested in investing in this type of deal?

Wholesale Deal

How did you find this deal and how did you negotiate it?

Used www.americantracers.com and found the owners phone number. Called the owner and negotiated a sales price.

How did you finance this deal?

Wholesale Deal. Buyer financed the deal.

How did you add value to the deal?

Moved the deal for the seller and the cash buyer found another deal.

What was the outcome?

Wholesale Fee to our company.

Lessons learned? Challenges?

Always get it under contract and see if you can move the deal.

Cashflow.

How did you find this deal and how did you negotiate it?

Wholesaler brought it to me. I paid his asking price.

How did you finance this deal?

Private Lender financed it for me. 100%

How did you add value to the deal?

Zero Value. Raised the rent after I bought it.

What was the outcome?

Still own it.

Single-family residence fix & flip investment in Germantown.

Purchase price: $170,000
Sale price: $250,000

Awesome little wholetail deal we completed. Found the deal, locked it up, and then sold it to another investor.

What made you interested in investing in this type of deal?

Wanted to flip it and make some quick profit.

How did you find this deal and how did you negotiate it?

Used AmericanTracers.com to find the owner’s phone number and we cold called the owner.

How did you finance this deal?

I used a Private Hard Money Lender on this deal. He funded $175,000 for a quick 4 day flip.

How did you add value to the deal?

Zero Value. Bought low and sold high.

What was the outcome?

N/a

I did not.

@Brian Goodwin I sell plenty of deals to both memphis invest and mid south rentals. If you want a turnkey product then go with the company that suits you best. You must think about an exit strategy with all your investments whether it's rentals, stocks, or other. If you buy at market rate, you might not be able to sell at market rate. 3 buy and holds $30k a piece 2/3 rented Potential rent $1675

1 flip/buy and hold in germantown $200,000k worth $270,000

1 buy and hold in bartlett $185,000 can be rented for $1500

1 buy/hold or fix/flip in collierville $180,000 worth $250,000

Property could be rented at $650 a month. Zillow estimate is $45,000
