Are there any other rental assistance programs out there besides Section 8? Specifically within the City of Atlanta. Will appreciate any help here. Thanks.  

If the lease do not say it, then it falls back on the landlord...HOWEVER....here's what I would do to get them consider doing the right thing: 

Tell my tenant that the extra cost due to their unwillingness to upkeep the property will increase your operational cost and that will translate to increase in rent come lease renewal. 

In the mean time, keep track of the cost and roll it into the 'increase' when they renew the lease, and issue a lease addendum at renewal to include tenant's responsibility related to lawncare.

Based on this, getting the involvement of the sheriff is optional. Am I reading this right?

In Georgia, once I have the writ of possessions, do I need to wait for the sheriff to be available before I can get a third party to move tenant stuff to the curb? Specifidcally this is for Gwinnett and Dekalb County. The Sheriff seems to have a backlog schedule and wont be available until a month or two later, and the judge just approved my rit of Possession. Anyone can shed some light? Thanks.

Thanks all for the insight. The part of Lithonia I'm thinking about is closer to the City of Lithonia area. DO you all know if this is the better part or the worse part of Lithonia for an investor?

What is the best way to rent a property in rough areas around Atlanta? Is it a good idea to put a 'For Rent' sign up? To me that is almost like putting up a sign that says 'Vandalize this house'! If you are an experienced investors that rent property in these areas, please share some thoughts. Thanks.

Just what to see what are your thoughts about investing in Lithonia. Is this a good area to buy in as an investor or is it as bad as city of Atlanta? Is this a good rental area or flip area? Will definitely appreciate any feedbacks or pointers from investors who owns rental properties in this area.

I decided to invest in real estate and formed a company to do so. We have bought a few SFR with cash and rehabbed them and placed tenants in them. The properties are paid off and generating stable income. I wanted to take advantage of the low interest rate and started talking to a few banks about refinancing those properties. However I was surprised that it seems easy to refinance a property registered under an individual's name but none of the banks I talked to wanted to refinance a paid off income generating property registered under a LLC.
Any pointers from anybody who had refinanced properties under their company name? Did you go through a bank for these or hard money lender?

Cheapest way to do it for damage control is to go to the county courthouse to file the eviction paperwork (Dispossessory filing). DO NOT ever try to change the locks or disconnect the utilities or even take possession of the property until AFTER a judge grant you the 'Writ of Possession'. Once you have the writ of possession, you can take over the property (have a witness with you and take pictures of the condition and personal belongings in the property). After that tally up all your expenses and and file for garnishment against them.
