Are there any disadvantages of adding a rental to existing Umbrella and not start an LLC? I already have one unit on Umbrella and considering another rental that I will close next month. Experts please suggest.

I was kind of in a similar situation couple years back when I wanted to move up with in Irvine. I first refinanced my home to get the best rate and then started looking for move up. In about 9 months moved up to new home and converted old home to rental. I will have 2 years from when I move out of old home to decide if I need to sell to avoid capital gains or just keep it for ever.

I would like to invest out of the OC area , some of the areas I am considering are that would be within 3/4 hours drive from LA/OC.

Bakersfield, Victorville - CA are they good markets?

Which cities/neighborhoods in AZ/NV would be good for investment?
