I look at about 50 houses that are "said" to be deals for every 1 I buy. Seems terrible if you have to drive an hour to look at these properties, do you plan on visiting the units you attempt to purchase? There's been 2 "wholesalers" on this page that have attempted to wholesale stuff in Amarillo from afar. One was NY don't recall the second, neither viewing said properties and way over valued their stuff, haven't gotten any calls from either one of them recently, just curious if you plan on doing from afar or actually driving to every property you get a call on?

I'm interested in DEALS in Amarillo you might get

I take that back any hard money guy is prob gonna require the points up front when dealing with a new client. My Hm guy can close in 48 hours, Amarillo national wants survey termite inspection all kinds of stuff that just cost money and add to the time line.  Surveys are normally good as you'll need it when you sell, but I prefer to pay for it when I'm selling instead of buying and having my money tied up. Might be a little cost but they add up quick

if your just going to flip and have an aggressive time line use hard money IMO, the cost associated with getting another mortgage often outweighs the little money you'd save by getting a traditional mortgage I'm not talking bout commercial loans as mentioned above but another primary loan they're going to want 20% down no matter the deal.. buy right and use hard money and put nothing down

Daniel have you considered buying an already operating liquor store? There's one on the far west side I know of that is for sale.

@Brad Stuteville Your clients assign stuff at lawyers? Seems most people on this post only read half the OP's original post, every title company in town is fine for a "traditional" transaction, but how many are actually investor friendly, save investors money, get complicated title issues resolved fast and understand non traditional funding and items such as assignments and do double closes?

@tony @zane have you guys assigned stuff with lawyers? both the agents I've used at lawyers were very unknowledgeable. I closed a multi unit multi address deal there couple weeks ago with hard money funding, I can't believe how crappy the deal went, title lady said she'd never closed anything with hard money before, blew my mind.
