Not sure what kind of things can really be eliminated.. Only thing I remove is ice maker is the fridge has one!

Only problem I could see is the pitch not being great enough if its in a area with lots of snow.. Get lots of snow in this area? Neighboring houses do look to have a better pitch

If that house is so ugly you'd consider not buying it, you'd freak out at the houses I buy

I realize this is an older topic that was brought back to life, but I'd rather take $700/no bills paid then $1500/mo when fully rented, with $500 in estimated expenses. You factor in a WAY higher vacancy rate, and the fact when two rooms are rented you'd still have close to the same expenses, you'd make more and have way less headache then a single tenant paying there own utilities. Add the greatly increased short term tenants (IMO) then it just would not be worth it. This house, which I'm sure is long gone, might still of been a deal at $700/mo based on purchase price. My other concerns would be what happens if there were fights between tenants, or stolen items? Missing iPod, tenant confronts other tenant over eating his chips? Seems like excessive drama. Plus, would you have to furnish common areas? Couch, table, tv in the living room? How would you require one tenant to allow another tenant to use his or her kitchen table? Sounds like a mess to me, only good I'd see would be you'd prob never have a completely empty unit, always generating atleast some money.. (although with expenses you might still be losing money)

It was unreal, the 4000sqft, move in ready, basement bar, media room, granite, super nice brick house for $140k?! Seems unreal in Atlanta. If that is the norm I'd like to see what a 1500sqft 3/2/2 newer house cost. @JScott tell us how it really is in Atlanta!!

Maybe it will all pay off down the road, but in the meantime I'm only mentoring wholesalers in other markets.

We just had a murder for hire in Texas, and the killer was paid in silver bars, 3 100oz bars to be exact. Guess silver is worth ALOT more then I realized!!

How was this report found? Generally I believe even if they know it has termites, as an REO that won't be disclosed, right?

While my net worth has slightly gone up, it was due to acquiring more properties and slowly paying down ones I had, if I hadnt bought or paid down anything my net worth would be almost the same as it was 3,4 even 5 years ago. In my area it seems the lower income just hasn't moved, although they still sell for the same, the only difference is they are rarely on the market. Although I would of loved for it to go up, After reading this I'm just thrilled it hasn't gone down!! Gotta love the Texas market!
