Im interested in any websites that would help my research demographics and foreclosure data for my local market.
Things like:
Number of mortgages 30, 60, 90 days delinquent
The trend of those delinquency numbers
Population growth and trends
Unemployment rate and trend

I've been looking for multi family properties for a while and finally came across one where the numbers seem to work, only problem is...they want a million bucks for it.

We have about $100k cash to invest, and they are willing to do a land contract with 25% down (250k) as they own the property outright.

Is there any creative way to pursue this deal being that I am about 150k short? I'm thinking something along the lines of financing it with a commercial mortgage and trying to get the seller to carry back 15%? would that be realistic?

Any other ideas?

Part time. Have 12 units currently, need about 30 to go full time.

I've always done 12 month or longer leases, I've even offered discounted rent for signing a longer lease term.
But lately I've been hearing a lot of talk about month to month leases on Bigger Pockets and at my REIA.

If you think about it a long lease really does nothing for the landlord. If a tenant wants to leave, they are going to.
If I want them to leave, I will have a hard time getting them out if they have a lease.

Maybe it's time to make a change?

What do you do? What are your reasons?

I guess I should really feel bad then... We usually have our agent show us anywhere from 15-20 properties at a time, and we don't even look at anything over 50k. He doesn't seem to mind though, we have bought 11 properties with him in 2 years and now that we are starting to flip a couple he will get the listings in the 80-90k range. He says he would rather work with someone whom he knows will close the deals, as opposed to those who aren't serious buyers.

Also, home depot carries a product called 'red guard'. 4 coats of that stuff and it's like a layer of vinyl underneath the tile. We have started putting it right on the hardie backer under all our shower pans and for about 2' in front of the shower. Costs about $40/gal but that is cheap if it keeps the subfloor from rotting for an extra few years. I don't even like home depot, but I go there just for this stuff.
