As a former financial advisor, I'd say stock that happens to own real property as managers or mortgages depending on what the strategy is as you can buy into the funds through an exchange or a fund holder such as Vanguard. The great thing about REIT's are that they are required to cash out 90% of earnings to their shareholders but, I don't see them being great growth opportunities and only good dividend opportunities if you hold a fair amount of shares.

My wife and I are considering small to medium sized multifamily outside of California.  I'm trying to educate myself right now to come up to speed.  Any advice on educating myself?  What to read?  Youtube channels?

I'm new to this and this is definitely not advice for you as you should talk to a pro in your area like a real estate attorney and CPA. My wife and I are going LLC S Corp for asset protection purposes.

Although my wife is a real estate agent here in SoCal, we have decided to look at small to medium multifamily properties outside of California.

I'm an engineer and RE investing is new to me beyond the houses we have purchased and kept over the years.  Can you offer me some advice on getting myself educated?  My wife and I are in Subto but I really feel that I need education an mentoring, where should I start?  What should I read?

Kishan, I live about 90 minutes East of San Diego.  My wife is a realtor and we've decided to look at acquiring some small to medium sized multifamily properties outside of California.  I'm in the San Diego Real Estate Investors Club but they have meetings on Tuesday afternoons.  I hope to meet you someday.

Birmingham caught my eye.  I used to work for US Steel at the Oak Grove Coal Mine and Concord Prep Plant.  My former wife and I lived outside of Alabaster.  Having been born and raised out West in Nevada, I fell in love with Alabama and Southern BBQ.

Greetings from California.  My wife and I have four properties in CA and FL (not interested in selling) and we are considering small to medium multifamily properties.  My wife loves real estate and is an agent and well, although I'm onboard with it, I don't have a good handle on how to go from finding a deal to owning the deal using non-traditional finance.  I heard of biggerpockets through Subto and others and well, here I am to learn without (hopefully) a lot of marketing fluff.
