We can't drill the lock because there is no exterior access.

We are responsible for calling locksmith etc. the constable just stands there to make sure there is no disturbance.

While the swat battering ram sounds cool I feel like it will also go against the as little damage as possible thing.

I am in the process of evicting a tenant who, when contact has been attempted, will not come to the door. 

When I attempted to post notice on the inside of the door I noticed the inside deadbolt with no exterior access was locked.

My concern is that on the day the constable shows up the tenant will lock herself in the residence again and not open the door. They are there, I can hear them inside. I called a locksmith and he said there was nothing he could do.

My options if no windows are unlocked are to break a window, kick open the door, or someone suggested I could possibly use a flexible saws all blade and cut the bolt itself through the gap.

Any suggestions, cheaper the better, would be appreciated.

Well he paid rent yesterday, just to the old property management company...

Ok thanksfor all your advise. I will be putting up an eviction notice today, the other question of can I legally change his locks? Not with the intent to keep him out but to get myself a key?

I recently purchased a 4plex in Texas (27 Jan 15). When I went to pick up the original leases, keys, and applications I was informed that they did not have a spare key for Unit B. They also informed me that they could not give me the applications due to privacy laws and the deposit checks need to be signed by tenants before they can be deposited in my deposit account. To make matters worse the lease did not have the tenants phone number on it. So after several notices left on the door the tenant finally called me and scheduled a time to sign my lease (only change was where to pay rent) and give me a spare key.  He missed the appt. So we scheduled another, he missed that one too. After that appt, his phone is now shut off or disconnected. Also being the 4th of the month I have no rent from him. I have went by the property on several occasions and he is never there, but his stuff is (looking through the window. 

Lastly I have to do some maintenance on the AC unit for his unit, but with no way to contact other than notes on the door and no key it has become complicated. 

Questions:

Can I change the locks with a notice of where to get a key, not to deny him access but to allow me legal access? 

Can the previous landlord give me the application?

How do I get access to his deposit if he wont sign the transfer check?

Im slowly reading through the texas property tax code chapters 33 & 34. Unfortunatly that's where the best info is... though also most boring as well.

One thing that confuses me is when bidding do you get interest on the amount you over bid from the original owed amount or by over bidding are you lessening your profits?

Does anyone know a good resource for learning about the Texas tax sale process?

They fixed it and all was good, until today when we got.strong winds and.that same patch of singleness off.I'm wondering if the previous owners can still be held liable for this?
