Phew, that's a big drop and not likely to attract the kind of tenant you are happy with.

What do people think of sites like Placester and this example, a real estate orientated site called the websitebox for a real estate business? Are they worthwhile or would you suggest only using your own hosted domain?

I have used Wix and Weebly for other purposes but was never really convinced that launching a brand from these kinds of sites was a good idea. Many of them are here today and gone tomorrow.

Not only that, but it seems to me that they are very difficult to rank or drive traffic to.

I like this,

"The job of the real estate investor is more finding motivating sellers than convincing sellers to be motivated."

You could simply sow the seed by telling him you would be interested in buying the property and leave it at that.

I am surprised when I do this at the number of time people will later (sometimes months) come back to me and say, "hey, are you still interested in buying...?"

When they do that, you have much greater influence in the conversation.

If you have the option of a new relationship with a smaller community bank or credit union you might find them more open.

But, on a more practical note, you need to decide if new debt is a burden you want to carry.

I think the direct approach is acceptable. If you write saying, "I would like to sell your house for you", that would have an intrusive tone for me.

But, offering to buy someone's stuff yourself can actually have a positive effect. People like being noticed and will often take it as a kind of compliment.

I might change a few words in the letter, make it a little warmer. "I always make cash offers.." makes it sound like you go around doing this sort of thing all the time. That might make me hesitate.

I would be more include to simply say, "I am happy to pay cash...."

I would also want to be consistent in the use of first person: "I was working in the neighbourhood...", "We can buy your property".... etc.

The "we" statement causes me to hesitate... Who's, "we"?

I think the strategy is great.
