I have a financial partner for my first deal,Im so excited to take this dream and make it reality!But what kinds of documents do I need to have to make sure my partner and I are both protected on a financial and legal front and what is the best way to get the documents?

I'm ready to do my first deal, I've done my research, built a rehab calculator, I've even pitched some deals to some family members. I still can't find private money! Does anyone have tips or tricks to finding private money? With it being my first deal I'm offering people a 50/50 split on the profits. Half a deal is better that no deal, right? I just need to find a lender.

I am new to Real Estate and trying to find multiple way to not only fund my deals but increase the amount of time I can spend on my investments and not in my 9-5 job. I know for certain that Real Estate is where I want to be and I thought about getting my Agent's License as a way to make some money, learn more about the industry and get direct access to the MLS for finding deals. Is this a good strategy? I am currently house hacking to cover my living expenses and have minimized my general expenses. My hope would be to only need to work part time and do real estate as my primary income. Any advice would be greatly appreciated!

I would like to do a fair mix of both. My plan is to start with flipping and use flipping to generate income and experience that will help build a buy and hold portfolio to retire on.

Thanks for the insight! I have talked to a few contractors and most of them have given a range. I've been using the high end of the range for my estimate and running numbers. Is this advisable or is it keeping me from potentially finding deals?

I am a new investor and have been analyzing deals to find my first flip. I am super excited to take this step and I have read "Estimating Rehab Costs" by J Scott and I feel confident that I understand the basics. But I wanted to see if anyone has any tips on the best way to confirm rehab costs before any money becomes involved with the deal. A close friend is my capital partner on the flip and i want to be confident that they will see a profit. Should I have contractors bid the job BEFORE I offer or after? Any tips would be greatly appreciated! I am in the Portland Oregon market area.

The property burned out and a person died in the fire, fire happened in August and it's been sitting vacant since. I'm not sure if I can get it for <$25k or not. At this point it's an REO and I'm trying to determine if it's worth getting into such a repair heavy project for my first deal.
