I'm in a new market currently, and wanting to see if there are any good resources for determining pricing for my rehabs as a baseline. I plan to have contractors do actual bids during my due diligence, but would love to have something to get me in the ballpark when making an offer. Any recommendations? Thanks in advance!

My fiancé and I want to buy our first rental property here in Texas. We want to BRRRR a property and are thinking about using a HELOC on our home which we own free and clear. Any tips on getting approved for the HELOC and best way to use it in conjunction with private or hard money until a cash out refi?

My partner and I want to make a full-time business of Real Estate investing, but first we need to be able to quit our 9 to 5 jobs! What markets are great for cash flow with a relatively low price for the rental rates? We aren't afraid to invest long-distance thanks to David Greene's book, but we are struggling on what market to start with. Thoughts?

I've just started making offers on houses to flip, and so far I've been beaten out by other investors who are waiving an inspection. Am I shooting myself in the foot by requiring an inspection before purchasing the property or are the other investors being careless in not getting an inspection done?

I found what looked like a great deal on the MLS in my market, however after running numbers I reached out to the listing agent and they informed me that the house was a "Meth house". My question is this, does anyone have experience with this? The deal originally looked like a $75k upside, is it a lost cause? Or a goldmine?
