Hey thanks guys for the info. I know its a lot of risk for the lender to put trust into beginners. It just seems like 20% is a lot. Also i'm not exactly sure how the points work but it feels like the lender takes a lot of cheddar in the end as well.

So i,m totally a newbie to the RE game and i've been trying to learn while working a full time job and also doing a live in flip. What is the best way to get started? Should i start talking to realtors or should i start talking to lender's? i've been studying my market for quite sometime and have also been reading and listening to the BP podcast daily. thanks

I've been researching how hard money works and i'm wondering if there are down payments? is it usually 10% or will some lenders carry the whole loan and you just make the monthly payments until the house is finally sold? i'm a new investor finishing up a live in flip and would like to start another flip. #no and low money down.

hey thanks for the reply guys i was on podcast like 90 something when i first posted this and a couple days later got to podcast 100 and was like wow didn't know josh was so wild when he first started out. haha nice to know a little bit more about the founder

Working on getting in the game, what's the best way to go refi cash out or heloc? I bought my first house almost a year ago. In getting closer to finishing the rehab process and looking for another property to buy and hold. I know either way I need to get an appraisal but is the refi worth paying the closing costs?
