No, I feel like it's more of a roommate situation. My ex and I broke up. She took small items over the course of two weeks. She was said, "I'll be there with a truck Saturday (yesterday) to get the rest"... tried all day to get a hold of her, nothing. She didn't contact me. So I feel like it's abandonment. There was no communication until her mom called and told me she (the mom) was picking her (the moms) things the 15th. So really, the other items may not go..

Thank you everyone for the responses. I got a good laugh from a couple, which, right now is pretty needed.

I've tried the Civil communication route but she keeps claiming the law states since her mailing address is there I have no right o remove property. I looked up landlord laws here and non of them state what she is claiming. 

I've moved the stuff to the garage and provided a temp code. She's claiming the 15th. If not by then I'm having a garage sell 😃

Hi everyone! I'm going to be as to he point as possible so you don't have to read my sob story. .

I live in Minnesota. I rent a property from a friend of mine. There has only been a verbal rental agreement between the both of us. I moved my girlfriend in with me about two years ago. Her mother last year due to hardship. 

We decided to call it quits as of July 15th. She has left and so as mom. There belongs have not... girlfriend helped with rent when she could. Also had two utilities in her name. Those have since been transferred back. 

What, if any, tenant rights does she have? When or can I toss her belongings? If she has any rights, how long does she have to remove her property? What about joint purchases?

Thank you to people that have legit legal knowledge of this sort of issue. This is a huge lesson learned...

so as an investor or wholesaler, how would you sum up this thread? I mean, on one end,I hear wholesaling is dead. the other is $40k party time. What's the real truth about wholesaling?

Hi BP! Im here for a little advise on a deal I am trying to put together and to maybe find a mentor I can Intern under for a bit. First, the deal.

I live in a Twin home thats owned by a friend. Before my family and I moved in, no one had lived there for a year and before that longer. Its a property his parents left him and he doesnt really know what to do with it. He doesnt want to be a land lord and doesnt want to put money into it. It needs some upgrades and minor turnover details and a finishing of the basement.

part 2.
The otherside (address) has just been vacated. The property is currently a rental. I would like to talk to that owner also and see if they would be interested in selling.

My question.
Is there a way to "package" both units? How?
Would an investor be more likely/interested in one or both?

I'd love to sit down over coffee with someone local to see if they think this is actually a "deal" and if so how we could make it into existance.

since I have you guys here... Ive been gathering information to put an ad campaign together. Ill be honest, I have no buyers but from the ad campaign I expect to hear from both. I also feel, from what ive gathered, finding buyers is not the issue its finding motivated sellers.
What I have not found are prices. I dont want to start something that I can not finish. For a "basic" type of campaign how much should I be looking at putting towards this start-up marketing? I see numbers thrown around for things like, number of letters, and bandit sign placement but these are obviously people that have been in the business and have the funds set for marketing. Im looking for some minimum-median ball parks.
