Hello all,

My name is a Spencer and I have been an investor, house hacker, airbnb host, landlord, flipper and things in between for about 4 years now.  I just was discharged from the USAF where I served as a heavy pilot flying C-17s in May of this year (2023)

I am now an active realtor with KW (license no. 2331741) and am on here to connect with folks interested in the South Jersey area for investment real estate.  Many do not know that South Jersey has better cash flow than many areas of the state and certainly in regards to North Jersey. you can't beat us here on the availability of investment deals.   
I have had success in the area and think it's totally possible for others to do the same.

Hi! I realize i'm 3 years late to the party, I was searching for investors in the area.  I am a RE agent in burlington co. NJ,  What the others said above is true regarding burlington city.  However, Browns Mills, is also in burlington co and is safe, not as much flood zoning, and is a wonderful town where I currently live that has good opportunity to find, flip and rent homes here where the values aren't astronomical and they actually cash flow.  Anyone in the area, let's connect

Bought an Airbnb in S Jersey area. This property nets a solid double digit ROI.

Single-family residence buy & hold investment.

Purchase price: $170,000
Cash invested: $25,000
Sale price: $270,000

Bought under the market value due to the condition and was able to renovate it.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Always ask lots of questions so a great realtor can help you find a great deal

I've heard BRRRR is the true way to scale and get blockbuster returns.

@Tony Gorokhovsky thanks man, I am now going conventional on two smaller sfh worth about 100k each. so I'll have 20k-30k of my own money in each deal. This is why my CoC is 9-12% on most of the deals I can find. ROI overall about 17%-22%. Still much better than the s&p so I feel justified. I agree, though after these two sfh's I'll probably have to go BRRRR to get better returns

@Tony Gorokhovsky hey Tony thanks for the great response. Ended up not going thru with that deal. There was more work than expected. How are you getting more than 10% CoC in this market? Is it via brrrr or other means?

roof was installed at end of 2020 per zillow listing.  I suppose google images is old
