Thank for the response.  I wish you great luck in your pursuits.

I work for the government and the rate is 3%.  The loan does have to be repaid in 5 years or less.  

We have a recent bankruptcy after dumping two homes in Las Vegas after the crash in 2008.  We moved across the country and are finally getting a handle on the area here in the twin cities metro.  iInancing is my hugest challenge right now.  I'm exploring and learning my options for creative finance.

 Thanks for the response Sam.  Its good to talk shop with someone in the area.

FYI- I'm just starting to to get interested in REI again. We got burned in Vegass after the 2008 drop.

I've been looking at lower prices in Rochester, MN.  I have family there and I believe I could easily manage a rental or rentals in that market.  

We actually do have a great agent in the cities. She's new in the game, but she's family and has my best interest at heart. 

I'm very aware of how there are pockets of undesirables in the inner metro.  I'm aware alot of the north is not the most ideal.  Brooklyn Park has some really depressed home prices for SF homes.  I am still researching all my options.

I have the ability to borrow up to $48k from my retirement plan.  It's paid back at a 3% rate.   

I'm new the Minneapolis/ St Paul metro area and would like some advice on purchasing with intention to rent.  We have a recent Bankruptcy so most other financing is a no go.

I'm in the Minneapolis area and have recently filed chapter 7. I'm also a vet. The VA will not lend to me until Jan of 2016. Is there another source of financing that is doable for a beginner? We used to live in a property and rented the other out in Las Vegas NV. We gave them back to the bank and moved to the Midwest.
