I've found an 8 I like, but one of the things that gives me pause is the type of tenant I'll get.

They probably don't stay as long on average, right? Any thing else?

The 4's I've had are all traditional, center entrance, all 2br's. This 8 is traditional also, center entrance, all 2br's.

And I'm sure glad I didn't sign anything with him.

Young guy, maybe 30, good talker, big talker...I do this, I do that...vacuum once a week, etc.

He wanted a 1 year deal, I said no more than 6 months. I passed.

I did go ala carte with him, just snow removal at first, then I thought I'd try him on prepping an apartment. I am very disappointed with his work.

I've got a great HVAC man, a very good handyman, but the other things?

The search for a "team" continues...

The thing that gets me about this is...You have the (not so small) added expense of travel, the disadvantage of not being onsite, unfamiliarity of the area and contractors...and the local rehabbers in MKE didn't see the potential and couldn't beat you? By a lot?

I know nothing of rehabbing, but given the competitiveness of rehabbing (lotta fish swimming in that pond), the negatives I've listed, and some I don't even know of...well, no offense, but I'm skeptical.

Something doesn't smell right.

I want to start running a tighter ship at our 4 family.

One of the things on my list is the basement. I can see a table or two by the washers and dryers, but that should be it.

Do you guys allow items like, say a bicycle, or ? in your basement.

I'd like to get to the point of one or two table by the washing machines and that's IT!

Let everyone know that if anything is outside of their storage locker it may be thrown out without notice. If there is a short term need for a certain item, that they need to let me know first.

What is your policy?

On another note, those of you that pay the water on your SF, how do you guard against the spiteful tenant leaving all the faucets open?

Before I go to bed, I just wanted to say I do have a heart, maybe to a fault. I do feel like a bit of a turd for this thread now. Of all the things a guy would lie about, his wife having a stroke isn't one of them.

The current balance is $400.

Got this email tonight:

"Hi Arnie this is Xxxxx just letting you know that we know that the water bill is past due and will be catching up on that. It's just that (His wife) had a mild stroke and was in the Hospital for a while but she is ok now. We will make a payment tomorrow and then pay the rest real soon.

Thanks Xxxxx"

Now I know the old saying, "How can you tell when a tenant is lying? When their lips move.", but...

I'm gonna sleep on this.

Because of what my landlord friend told me years ago...(you're better off working with the tenant you have, than to get a new one and not know what you're getting...)

The wear, tear and expense of changing tenants...etc
