With the help of Jerry Puckett, a couple of opportunities for multifamilies have popped up in the DFW metroplex - including Carrollton, Oak Lawn, and Lower Greenville.

Does anyone have any thoughts on these areas?

In particular, the Lower Greenville opportunity is interesting because it could use some WORK and has a motivated seller. Which is the kind of property I like. But in this area, there are pockets of brand new condos and then pockets of dilapidated properties as well. There are also a TON of 'for sale' signs as well as 'for lease' signs.

I don't have a good feel on these areas yet and before I choose a property to invest in, I was hoping to see if you guys had any thoughts to help me make the best decision.

Peter Leivers - I'm specifically looking in the North Dallas area, but will entertain other options outside of that area. And I'll be sure to keep you posted.

Joel Owens - Yes, my expectations are inline with 6 - 7% fees on this size. I was just quoting their overall numbers on their website. 6 - 7%, though, still seems very reasonable as I've seen many quoting higher.

Any recommendations?

I'm looking to acquire a 10 - 20 unit property and need a great property management team with considerable experience and reasonable mgmt fees - even if for a smaller sized complex.

From reading similar requests on BP, I'm seeing these these companies can be hard to find. I would really appreciate any recommendations!

Also, I found a company called Stamar Mgmt with fees of 4 - 7% - rather reasonable. Has anyone used Stamar?

As I consider how I would approach wholesaling, the concern of going into random homes to negotiate a sales price concerns me. Especially as a female, I think we're a little more vulnerable.

Any thoughts on safe practices when meeting new potential sellers?
