Are there any investors here in Houston that can share the names of investor friendly title companies. I am looking for a title company that will do assignments and title searches for me.

Is there any way to find the lender on a property? I cam across a vacant property and I have been unable to find the owners. The neighbors tell me that the bank took it but they cannot tell which bank it is. Is there anyway I can find out which bank the property belongs to. I would rather do this sooner than later before it is too late.

Nate, you have lots of good advice here on this forum but ultimately it is your decision. You need to determine what your long term goal is and then work backwards from there. If you want to be a landlord and your long term goal is cash flow then this deal is a buy and hold. Having said that you need to run the numbers. What are the taxes, insurance and HOA fees. Just run the numbers and see what the cash flow would be. Know what your minimum cash flow you would accept. I would try and use the least amount of your own money on any deal.

If you need quick cash now then wholesale it. This is pretty simple and quick cash for you. You could probably make a quick 5k on it.

I would go ahead and request it writing that way you will know what happened at the house. It's better to know now before you proceed in the deal. I personally do not like surprises when it comes to my investing. I like to make decisions based on all the facts and full disclosure that way there are no surprises for anybody. Let's keep it all on the table so we have a win,win,win scenario. This is what I always strive for.

Wow Nate sounds you've got a great deal on your hands. With the numbers that you have shared sounds like a keeper. My suggestion to find private money for the purchase and rehab and then refinance with a 30 year note at 4% just like you described. If you cant find private money then hard money will work. Either way try to use the least amount of your own money on this deal. With hard money it should be no money out of your pocket.

Lets not forget that we are dealing with peoples emotions here. I strongly believe that building a trusting and sincere realtionship with the client is critical. To me a deal is not a deal, I come from the school of thought that the seller truly needs to have all options presented to them by the wholesaler. I believe in full disclosure and this is the only way I will work. If after all options are presented and the buyer still wants to work with you then your truly have a win win scenario a truly trusting relationship and a deal that is going to close.
