Hello! I'm planning a garage construction on a duplex and I think there's enough room for a garage in the back yard. I can't find the exact rules on lot line distance for a garage. I think it's either 3 feet or 5. Here's where I've been looking:

Thanks Doug! I may be interested in keeping it furnished as is and renting to snow birds next fall/winter.

Purchase price: $195,000

Buy and hold. Purchased to live in while I was a regional pilot. I would Airbnb the spare room while I was flying. A full-time tenant has moved in since I moved to the midwest for a new flying job.

What made you interested in investing in this type of deal?

The condo market is great for snow birds in Arizona.

Purchase price: $123,000

Brand New Construction. Lived in for 2 years. Rented 5 years. Selling in 2021.

What made you interested in investing in this type of deal?

While in the Marines, I was planning on buying houses where I was stationed and would rent them out when I moved.

How did you finance this deal?

VA Loan

How did you add value to the deal?

By buying and holding over 8 years, the property has increased in value by about 30% in addition to modest monthly cash flow while renting.
