I do agree with you... right now houses that were less than 100k 3 years ago are not 145k. I look each and every day, and nothing exiting. I want to expand, but not overpaying just to get more doors.

So please do correct me if I am wrong. But is there not something about that there are certain rule changes when going above 3 rentals in Baltimore county?

I have tried to google this, and just not finding any info. If anyone can give insights I would really appreciate it.

I wanted to draw on your experience in cost on replacing a complete AC & heating system (gas)

Looking at a 2.5ton and 80k btu gas system to be installed. 

If possible would you all share cost and recommendations.

Yeah I actually thought about looking into what certification you need, to mess with gas. Because I could easily do that job, but thinking about insurance risk.

Nah I called and checked up on him, and he actually needed my help. he is not doing good sadly.

I wanted to share my sticker shock that I had in the world of furnace repair. I might be wrong, and NO I am not looking for a "poor you" its a learning and I wanted to share it. It might be me, that is just not aware, of the cost, I admit that freely.

Furnace broke during Christmas (of course it's always at the worst time it breaks) call my goto contractor who goes and looks, said he can fix it the day after, I never get a call. I call and call him, suddenly his wife picks up the phone, and informs me that his health took at turn for the worse and he is done working.
So called a new heating contractor. They came out the next day (normal working day) found the issue. One gas valve and one ignitor. (I know the parts costs are 86$ for both) Here comes the kicker... 682$ for this repair. It took the guy less that 45 min to do the whole repair. 

I of course has listened to BP on how much to set aside each month, and I well below that in repair cost.

But is that just the going rate for furnace repairs?  Most of all I am curious.

I think you might wanna NOT do office buildings... Covid has shown companies how much money they can save.. they can have min 30% of their office workforce work from home. You buy your employee maybe a desk, chair and internet connection, and you have suddenly saved loads of money. I know for a fact the company I work for, we are already planning on cutting huge amount of footprint. Office buildings in my mind will be a bad investment in the next coming years.

I so agree with you, prices has exploded... I am sitting tight for now..

I'm looking at the another one, but the area is starting to get overpriced to cashflow. pretty much correct what you said... I have been to auctions where I have combs right there in my hand, and people pay OVER market price.. for something that high of a risk.. yeah no thanks.

Never seen anything that makes sense at the auctions, people even pay over market price :(
