Do you know any attorney who is experienced in auction.com or homesearch.com practicing in hudson/bergen county? I already spoke with attorneys and they all turned me down. One attorney was ok representing me but didn't allow to use power of attorney for closing. Never knew it would be this hard to find the right attorney.. I will share my story about this deal once it is closed in 2 weeks hopefully. Thank you, Soo

Hi, I just won a bid from xome.com which is a sister website of homesearch.com. And they sent me an agreement but only gave me 3d business days to review. It is a condo apartment in jersey city. Do you think attorney would be able to review it that quickly? Thank you, Soo
Check out Finestone in Flushing. There are few in the same area in the flushing. They have good quality products and cheaper than IKEA. Definitely cheaper than home depot/lowes. I paid total 4k for 10X10 kitchen with island, including quartz countertop. Cabinets were 2k and countertop was 1700. Paid delivery 120 and sink was 80. And they sell quarts per sq not per slab, and installation was excellent. I was recommended a guy from there who i don't have a contact info now. He charged 2000/kitchen. I didn't use him because i already had my contractor at that time.

Medically, you can ask for a psych consult. They do the capacity evaluation to make the decision.

@Brett Tousley thanks a lot for your explanation. I start understanding better between both parties. My agent is great and she always says don't worry about asking her many questions but still hard to adjust to a dependent role. Again, i really appreciate your comment. 

@Brett Tousley Thanks for your reply. I do agree with you that seller's agents are busy and it is not fair to take on buyer's agent's work. My questions is, what would be different if I ask questions and my agent ask questions? it would be the same questions anyway and he would need to answer them, wouldn't he? It is not like I asked them to show the houses or write an offer for me. I guess what I'm trying to find out here is what would be the fine line without violating the code of ethics. Or it is common practice that the buyer only talk to the buyers agent. 

It also brings me another question. what would be the benefit of having my own agent? wouldn't it be more efficient working without an agent?

I have a question to real estate agents and investors in NJ. As an investor, I try not to bother my agent too much with simple questions, such as "is the listing that I saw from MLS site still active (since many of them remains active with an accepted offer)" or "is there an underground oil tank" since I bug her enough with multiple showings and low ball offers.

So I contacted a listing agent today and asked those questions.. And I disclosed that I have an agent who I'm working with. Then, the response I got was that it is against to the code of ethics to answer my questions as I'm working with an another agent. The way that he responded really made me walk away from that property. 

I'm wondering if it is how it works in NJ? Is the only way to talk to listing agent is through my agent? When I bought my apt in manhattan, as far as remember, the listing agents were eager to answer my questions so that they could sell their listing quickly. and the 2 following properties in NJ, my offer got accepted after I saw one or two properties which means I didn't have to do any extensive shopping and research. So this is my real first time acting like an investor, searching around, put low ball offers, and try to implement what I learned from BP. 

If this is really the way it works, how do you investors get more information that is not on the MLS sites? If indeed I have to rely on my agent for every little thing, I might need to seriously consider getting at least a NJ salesperson license so that I can work somewhat independently.

I was scanning northen NJ area and it seems like Teaneck/Englewood area has reasonably priced houses. However, I don't know that much about this area other than the location. Is there anyone who has been active in this area?

Chris Daliani hi Chris, i missed your question. We will rent both units, if the deal goes through i guess...I hope to wrap this one up as soon as possible and rent it out. I think our next project will be more flipping. Given that it is seller's market, i'd prefer to be a seller rather than being a buyer. Also need some cash influx as well. Hope we can all meet up and share experiences sometime soon!

@Kevin K.thanks you so much for your post!! I asked the seller to do a tank sweep with Jason but they wanted use their guy. I replyed back that I won't accept the result unless it is done by someone who both parties agreed upon, and haven't heard back from them. I will definitely check OPRA. It is such a valuable information. Thank you for sharing with us.

@Account Closed thanks for the info. Will check out the fire department as well.
