Welcome Bill.  I live a bit north of you in Pendleton county so I'm sure we can compare some notes.  I've found that in the rural areas, comps are the most difficult part of this adventure.  Good luck and welcome aboard.

Exactly!  I'm really torn on this.  I am fairly certain of the margins if I keep and rehab the property assuming the furnace and AC are good.  Even if they are not, the margins are still pretty darn good.  However, we could take that 14K and have that much less to borrow on the next one and just keep rolling or pay cash for the rest of the rehab on the other place we are currently working.  Keep the responses coming as we have until tomorrow to make our decision.

We are currently flipping 2 houses.  After only 3 days of tearing out carpet and junk we were approached by a neighbor of one of these homes with a request to purchase the property as-is.  We estimate a profit of around 30 to 35k after about 3 weeks of work assuming the furnace and AC are ok.  We have not turned the power on yet to test these items (purchased at a foreclosure auction).  I have a about 5k in materials that have not been installed and could still be returned.  Would you walk away now with no risk and 14K in your pocket or would you keep it, finish the flip and go for the 30 to 35K and hope no surprises with the furnace and AC?

I'm no expert but I have read that you must enlist the services of a 'qualified intermediary' and you cannot touch the money.  There are also time limits between when you close on 1 and name the target of your 1031 exchange.  If you get the money, you no longer qualify for the exchange, that is why you have to have the intermediary.  Lots of information out there on Google.  I also saw a few things on the blogs here at BP pertaining to a 1031 exchange.  

Try a search on 1031 exchange here on BP and then choose the forum option on the left.  I'm sure there are others out here with more experience than I but it is a good place to start.

I've been looking at them for my pre-license coursework.  Has anyone else taken courses through them?  I currently have a full-time job so online is a must.  I do live in Kentucky and am seeking a Kentucky license.

Are there other options for online in Kentucky?

Congrats on the 20K!  That is wonderful.  It must be a very different process.  This sale was conducted by a USDA rep, not the master commissioner and it was at the property, not at the local court house.  The US Marshall service actually did the eviction.  There was no Sheriff's deed but a general warranty deed so it does appear the process in Kentucky is very different from that of Missouri.

Here is an update to my USDA sale experience.  On May 31st we attended the open house at the property.  I spent about 30 minutes speaking to the USDA rep and she was great.  She told me all about the process, the do's and dont's.  The following Tuesday we went to the sale and purchased the property.  They did not require I bring the check for the deposit with me as long as we dealt with a local bank.  (The legal notice states they require a cashiers check at the time of sale)  They took my information, followed us to the bank where we decided to pay in full.  They gave me the keys at that time.  

We did have to sign a paper stating we understood that until the sale is signed by the federal judge we were advised to do no improvements to the property.  The reasoning was that if something turned up in the paperwork to cause the foreclosure to be considered illegal (basically someone forgot to dot an I or cross a T) they could null the sale.  We would get our money back but any improvements would not be reimbursed.  At that time they also advised us to get insurance on the property and it was now our responsibilty to take care of the lawn.  Then the bomb dropped.  She told me it would be 2 to 3 months before the judge would sign off.  Because it is a government property, a federal judge has to sign off and they are very backed up.  

The take away to this is if you are going to purchase a USDA home, please be sure to add extra time to your estimate for at least 3 additional months of holding costs as it is not a fast process.  Even though we paid cash we still have to wait our turn in the federal court system.  Had I known it would take this long, I would not have paid in full so that cash could have been available for other projects.

Welcome aboard.  Might I suggest hudhomes.com as a resource. It seems the inventory in the Louisville area is much greater than hear in northern Kentucky.   You might also check out hudsomandmarshall.com as they have a decent inventory in your area.  If you go the auction route, be sure to check them out first.
